Volatile Organic Compounds (VOCs) Testing in Monmouth County NJ

Volatile Organic Compounds (VOCs)

Volatile Organic Compounds (VOCs) Testing – VOCs include gasoline, benzene (which can be found in paint, gasoline, glues, detergents, inks, and many more products), formaldehyde, solvents such as toluene and xylene, styrene, and perchloroethylene or tetrachloroethylene (the main solvents used in dry cleaning). VOCs are present in all natural and synthetic materials. And since VOCs can exist as liquid, solid, or vapor, they can contaminate water, food and air. VOCs are measured by collecting samples and submitting for analysis in a laboratory to ensure that nothing harmful or toxic is present.

Radon Testing – Radon is an odorless, colorless gas found in the soil and common throughout New Jersey. Because soil is porous, radon moves up from the soil and into the home. The gas can accumulate in the air we breathe, becoming a health concern. Radon gas decays into fine particles that are radioactive. When inhaled, these fine particles can damage the lungs. Exposure to radon over a long period of time can lead to lung cancer.

Monmouth County NJ Oil Tank Sweep

An Oil Tank Sweep can avoid this!

Oil Tank Sweep – Your Monmouth County NJ area home, or a home you're considering buying, could have an abandoned oil tank under the ground. An abandoned underground oil tank could leak and contaminate the soil, which is a serious threat to ground water supplies and the environment, and can cause health problems if leaking vapors make their way into a building. An abandoned underground oil tank can also create a dangerous sinkhole. An underground oil tank leak must be reported to the EPA, and a remediation company must come in to clean up all the soil in the area that the oil could have reached, including possibly tearing up your landscaping, driveway, and even your neighbor's yard. This remediation costs thousands of dollars, sometimes more than $30,000, or even over $100,000! The buyer of the home is responsible for the costs, and homeowners insurance usually does not cover it. Although abandoned underground oil tanks are most commonly found at homes built before the 1980's, even newly built homes may have an abandoned underground oil tank on the property where an older home was demolished.

How We Perform Our Testing

Our air quality, VOC testing and mold testing services are unique to other testing companies in the industry. Our baseline cost includes a complete and thorough inspection of the entire building. I understand the stress associated with current or possible health issues related to possible air quality, VOC or mold issues, so I take the time to explain in length the variety of services we offer in the Monmouth, Ocean, Middlesex and Mercer County NJ area.

Most companies run their tests, send the lab results to the client, and advise them to hire a contractor or mold remediation company. There is no further communication at that point, and often a non-vetted mold remediation company or contractor will provide the client with a high estimate for repairs and sub-standard work. Master Home & Building Inspectors and Environmental Testing Consultants LLC, however, will guide you through the entire process and will be your liaison every step of the way. We remain in constant contact with each and every one of our clients from the point of inspection, recommending the appropriate tests needed to determine how serious the air quality issues are. Once we have concluded the inspection, we send any samples collected from the building by overnight mail to the lab for analysis, which will allow us to determine just how serious the issues are. The results are usually received for review within 48 hours.

Once the test results have been obtained, I will walk you through the process to ensure that you hire a qualified, reputable remediation company. The company that performs the remediation should never be involved in testing, as this would be a significant conflict of interest. Once you have chosen a remediation company to perform the work, and they have submitted the scope of work along with their estimate, I personally review the work order to ensure that the company you hired is performing remediation according to protocols set forth by the state of New Jersey Department of Environmental Protection Agency (EPA).
